Some Realtors pride themselves at being good "salesmen" (those who try to manipulate and pressure their buyers in purchasing any house as fast as possible). I pride myself at being a good "agent"! There's a big difference. An agent's ONLY ambition is to work for his client's best interests. I'll be 100% loyal , faithful, truthful, and honest with you - and uphold and defend only YOUR best interests during the entire home buying process.

No Pressure To Buy:
Never "pressure" you to purchase any particular property. I'll be patient and understanding throughout the entire search period. I'll offer advice and perspective along the way to help you make YOUR OWN informed decisions (and never apply heavy-handed, deceptive, self-serving and high-pressure sales techniques).

Point Out Property Flaws:
Highlight noticeable deficiencies and negative property features that you may overlook. If you plan to purchase a property I've shown you, I'll DISCLOSE all known relevant and material information affecting the current value, resale value or overall desirability and functionality of the property.

Determine Your Needs,
priorities, property feature preferences, desired location(s) and purchase-price range, in order to search the MLS housing database for homes that match your criteria.

Deliver all Listings of Suitable Homes
to you via email, fax or by other means.

6. |
New Listings Everyday:
Email, or otherwise make known to you, every new and price reduced MLS listing that meets your property search criteria and to do so on a daily basis (via an auto email alert system).

Show Properties to you that meet your criteria.
Schedule showings on a timely basis, and continue showing properties until you eventually find the "RIGHT" home or until you decide NOT to buy (because there's nothing you like in your price range).

Comparable Sales:
Email, fax or otherwise make known to you, all listings with property and sales-price details of recently SOLD homes which compare to the home you want to purchase. Research current market conditions and real estate value trends in the subject area to help you determine market value of the property under consideration.

Offer Preparation:
Properly prepare an Offer which includes well drafted legal clauses to protect your best interests.

Negotiate Aggressively
on your behalf to obtain the lowest possible price a Seller will accept, and make every attempt to obtain the best terms and conditions that favours you.

Confidentiality:
Never disclose confidential information about you to the Seller or the Seller's Agent that may "hurt" the your negotiating position. My duty of confidentiality continues after our professional relationship has ended.

Home Inspection:
Provide the names of well-respected and thorough home inspectors, and be present during the 2.5 to 3 hour home inspection of the property you purchase.

Research Any Matter
you may be concerned about regarding the property, area, amenities, schools, building department, zoning, construction, renovation and repair options, legal and city by-law issues, etc.

Arrange Financing:
If you don't have your own proven lender, I'll refer you to Marg Green and her excellent staff of mortgage brokers at Mortgage Architects. Marg's team always offers you their lowest rate upfront without hassle. Marg employs highly skilled agents who always keep your best interests in mind. They're able to do the 'rate shopping' for you at virtually every major mortgage lender in the country, including most chartered banks - at no cost to you!

Keep You Informed
every step of the way throughout the home buying process. I'll always answer your questions and do everything in my power to solve unforeseen problems that may arise from time to time. For example, you move in and the seller's dryer (which was included in the deal) is broken, etc. I'll go to bat for you before, during and after the sale.

Free Buyer Reports:
Provide a list of closing costs , a list of real estate lawyers , a 5 page exhaustive "Pre-Closing Checklist" to help your move go smoothly, and an 18 page report on "What You Really Need to Know Before Buying Home Insurance" , etc. |
