I charge a straight forward all inclusive 3.6% commission rate (plus 5% GST on the commission amount only) to get your home SOLD! There are no prepaid fees, no hidden or extra charges, no false or misleading "bait and switch" commission rates!

FOR EXAMPLE
If you list your home with me and it sells for $400,000, you'll pay only $15,120 total commission - that's $400,000 x 3.6% = $14,400 + $720 GST ($14,400 x 5%). Compared to listing your home with an agent who charges a 5% commission rate, that's a savings of $5,880!

Approximately 95% of ALL MLS residential property sales REQUIRE two real estate agents to sell a home and both must be paid by the seller (usually 2.5% to the buyer's agent who works only for the buyer and brings the Offer, PLUS up to 2.5% to the seller's agent who lists the home for sale).

Here's how my total 3.6% commission rate is broken down:
a full 2.5% commission goes to the buyer's agent AND only 1.1% commission goes to me, the seller's agent. I never discount the commission owed the buyer's agent (many buyer agents will not show your home to their buyers if they don't get 2.5% commission for bringing the Offer). And just like every other MLS listing taken by listing agents who charge 5% or 6% commission, your home will be available to ALL Realtors and Buyers without exception !

ADDITIONAL SAVINGS:
If I, the seller's agent, list your home AND I bring the right buyer MYSELF, thereby eliminating the buyer's agent altogether, the grand total commission will be only 2.5% (plus 5% GST on the commission amount). However, there is only about a 5% chance that the seller's agent will find the right buyer himself or herself because most motivated buyers already have their own Buyer Agent, and 24,000 Realtors are far more likely to have the right buyer for your home than any 1 agent who lists your property for sale!
